Frequently asked questions
The basics
What is BlockBook?
BlockBook is a map-based CRM for real estate professionals — your book of business, on a map. Instead of a spreadsheet, your home screen is a map: click any building to see its street view, parcel outline, APN, the owner's numbers, and every call note you've logged there.
Is BlockBook a CRM?
Yes, in the sense that it keeps your contacts, calls, notes, and follow-ups in one place. But it's built around your book of business, not a sales pipeline: the home screen is a map of the properties you're working, and every owner, number, and conversation is attached to the building it belongs to. No pipelines to configure, no fields to design. Import a list and start working it.
Who is BlockBook for?
Real estate professionals who work a list of properties: brokers, agents, and acquisitions — commercial, residential, or both. BlockBook started in commercial real estate, with a broker who cold-calls owners every day. If your property data has outgrown your ability to see it, BlockBook is for you.
How is BlockBook different from CoStar or Reonomy?
They sell data. BlockBook is where you work it. Import their exports, then call, log, and follow up on a map. BlockBook doesn't sell owner information.
Getting your data in
Can I bring in my existing spreadsheet?
Yes. Small lists import inside the app through BlockBuddy; for large migrations, connect Claude or ChatGPT and bring in thousands of rows at once. Duplicates are caught by parcel number, not address spelling.
Does BlockBook work with Claude or ChatGPT?
Yes. BlockBook has its own MCP connection. Connect it once and Claude or ChatGPT can read and update your map directly: import a large spreadsheet, log a call, or answer "who on 6th Street hasn't heard from me in 30 days?" from your own notes. You don't need it to use BlockBook — BlockBuddy, the assistant inside the app, needs no setup.
Does BlockBook work on my phone?
BlockBook is built for desktop today. It opens in your phone's browser, but the layout is made for a larger screen. A phone-first version of the real estate app is in progress, built for the moments between calls: look up a building, dictate a note, check who to call next.
Pricing and data
How much does BlockBook cost?
One plan with everything included: $40/month billed annually ($480/year), or $59 month to month. 14-day free trial, no credit card required. Licensed in the last 6 months? You get two extra months free.
Where does BlockBook get parcel and owner information?
Parcel outlines, APNs, and building facts come from public county records, currently across Los Angeles, Orange, San Diego, San Bernardino, and Riverside counties. Owner phone numbers come from the lists you bring in yourself. BlockBook doesn't sell owner information.
Who makes BlockBook?
BlockBook is built by a working real estate broker in Los Angeles at one of the largest brokerages in the world, who still makes the calls. It started as a cold-calling notebook.
